Details:
Owner building is a financially and mentally rewarding way to pass a year or so of your time. As long as you remember to think of yourself as a 'builder,' and to approach all matters involving your project with that particular mind-set, the risks can be managed in such a way as to allow you to also retain some peace of mind.
- Construction Insurance (Public Liability & Contract Works) - This protects your Project against damage until the earlier of policy expiry (it can be extended on a pro-rata basis) or Practical Completion (ie when the Project can be reasonably used for its intended purpose) and your own legal liability to pay compensation to others for damage or injury caused by the Project.
- Existing Structures - These are the parts of your property that was/is in place before Project commencement, and they are generally not insured while you’re undertaking an owner-builder Project. We offer the option to insure your building against damage a) caused by the Project works, or b) caused by the Project works and also non-Project-related.
- Tools and Equipment - This protects your own tools and equipment against damage or theft at the Project site.
- Voluntary Workers - Volunteers up to age 75 (whether you, family members, or friends) could be injured on the Project and be out of pocket. This cover provides weekly compensation for 75% of your loss of earnings up to $500 as a result for up to 26 weeks after the first 21 days.
The cover can also be extended (the Deluxe version) to provide payments for up to 52 weeks after just 7 days, along with the addition of cover for 75% of injury assistance expenses up to $500 per week for up to 26 weeks.
- Workers Compensation - Owner Builders are licensed as builders, and are responsible for injuries to their workers. This often includes Contractors, with Workers Compensation legislation allowing injured contractors to claim directly against you on your Project.
